RENTAL TERMS AND CONDITIONS

By paying your rental fee, you acknowledge and agree to the terms and conditions for booking a reservation at 16tulum.

Included in the villa rental price:

• Accommodation for up to 18 people
• Dedicated concierge 
• Daily housekeeping
• Nightly security guard

Optional with an additional charge:

• Chef services and mixologist services
• Event venue rental fee and event services

General informations:

• Check-in time is 5 PM, Check-out time is 10 AM.
• Maximum occupancy 18 pax, no outside guests.
• All services rendered within the premises of 16tulum must be arranged through our team in collaboration with our trusted service providers. Catering and bar services are provided exclusively by our trusted partners, and we do not allow external service providers.
• Quiet hours are observed from 11 PM to 7 AM, no outside sound system, no DJ.
• No smoking
• No pets

ACCOMMODATION

The villa can host a maximum of 18 adults across its 8 bedrooms.

There is a wide array of nearby options available to accommodate your additional guests, ranging from upscale hotels to family-friendly Airbnbs, catering to various budgets. Inform us of your requirements, and we will assist you in locating the ideal lodging for your extra guests.

The villa can accommodate 18 people as standard, residents of the villa enjoy unrestricted access to the 16tulum facilities with the possibility of including 2 extra non-resident guests, allowing for a total of 20 individuals. Written authorization from the management is required if the number of guests exceeds 20.

CONCIERGE SERVICES

Upon confirmation of your reservation, our concierge is at your service to coordinate external service providers from our trusted network, meticulously chosen by our team. We facilitate bookings for a range of amenities, including airport transfers, local transportation, catering, decorations, wellness activities, boat trips, excursions, and reservations at top beach clubs and restaurants. Our partnerships ensure top-notch services tailored to your needs. Please be aware that prices quoted by service providers may fluctuate between the time of booking and the actual travel date. These changes are beyond our control, and each provider retains the autonomy to set its pricing policy. Payments for services are to be made directly to each provider according to their specific terms and conditions.

EVENT VENUE

For weddings, private events, and parties, written permission from the owners is mandatory, clearly outlining the event's details, expected guest count, and conditions. The venue rental fee cover one event. All events must end by 11 pm to comply with local regulations, unless a specific permit has been obtained from local authorities. Dismantling must be completed by 1 am.

The capacity of the event space is determined by the specific requirements of your project; for weddings, we advise a maximum of 80 guests. Our team ensures the space is delivered in impeccable condition and offers technical support and minor coordination on the day of the event.

Event design, planning, and additional services, including furniture and decoration rentals, floral arrangements, catering, audio and DJ services, photography, and more, are not included in the rental price. These services must be arranged separately with external service providers.

Catering and bar services must be exclusively arranged through 16tulum and provided by our trusted partners. Please note that catering and bar services are not included in the venue rental fee and must be quoted separately.

Hosting multiple events with several non-resident guests may result in supplementary event fees, particularly for events like dinner parties, pool parties, or when using the villa's amenities with several additional guests throughout the day. This arrangement needs to be discussed and approved by the villa owners before the stay.

REFUNDABLE DAMAGE DEPOSIT

The customer commits to providing a security deposit to ensure, among other things, the following scenarios, including but not limited to: Damage to property owned by 16tulum, business losses resulting from significant property damage that renders it uninhabitable for subsequent guests, unpaid services to external providers, and fines from authorities resulting from guests' failure to adhere to Mexican laws. The deposit will be refunded after an assessment and reconciliation of any deficits, damages, surplus, and any harm suffered by 16tulum's assets. In the event that the remaining deposit amount is insufficient, the customer agrees to cover the full cost of the damage.

It is prohibited to paint, stain, nail, glue, staple, or screw objects onto the walls, ceilings, windows, floors, or any other part of the premises. Please treat our home as your most valuable and cherished possession. We kindly ask our guests to handle the provided sheets and towels with care. Any damaged or broken items will incur charges.

LIABILITY, TERMS & CONDITIONS

Payment of your rental fee is considered full and final acceptance of the terms and conditions for booking a reservation at 16tulum. By booking a reservation with 16tulum, you agree to indemnify the owners, agents, and employees of 16tulum against any claims for liability for loss of personal property, personal injury, or death, or any claim resulting from your stay or your guests' stay at 16tulum.

In relation to external service providers, 16tulum solely acts as a facilitator of services and accepts no responsibility for any agreements made with the client. Each provider will collect payment on their own terms. Quotes remain valid for 24 hours, and prices are subject to change without prior notice.

16tulum provides a car park where customers and their guests can park their own vehicles and retain their keys. 16tulum is not accountable for any theft, total or partial damage to a vehicle, or any accidents that may occur on the premises while arriving or departing.

Our villa operates off the grid with a septic water treatment system, making it essential not to dispose of anything in the toilets, including toilet paper. All waste should be placed in the provided trash bins. Flushing anything down the toilet can lead to pipe blockages, causing inconvenience to guests and requiring additional plumbing services at an extra cost.
In the event of adverse weather conditions, power outages, or water shortages, 16tulum cannot be held responsible. Tulum is located in a remote area where such occurrences may happen. While 16tulum is equipped with a generator to provide basic amenities during outages, neither 16tulum nor the owner will be held liable for any disruptions.

In the event that a named hurricane affects the rental property, making it unsafe or uninhabitable for the guests during their scheduled stay, the following policy will apply:
The property owner or management will notify the guests as soon as possible if the property is deemed unsafe or uninhabitable due to a named hurricane. The guests' stay will be rescheduled to a mutually agreeable date, subject to availability, within one year from the original reservation dates. This policy applies only to named hurricanes that directly affect the safety or habitability of the rental property.

SAFETY/SECURITY POLICY

Noise restrictions are enforced from 11 PM to 7 AM. With the exception of authorized events, it is strictly prohibited to bring in an external sound system and/or a DJ. Entertainment in mixed company or unregistered private visits in guest rooms or common areas are strictly prohibited. A maximum of 18 registered individuals, each providing valid identification such as a passport or ID card, is allowed. Guests are responsible for fines incurred due to hosting unauthorized parties or non-compliance with local regulations. Any party organized without the owner's written authorization will result in an additional charge of 4000 USD event fee. Usage of 16tulum for any illegal activity or contrary to good conduct, as well as the use of any drug or narcotic, is strictly prohibited. 16tulum reserves the right to request guests and/or third parties to vacate rooms or leave the premises if they do not comply with Mexican law, local regulations, or any house rules.

16tulum is not responsible for the loss, damage, or theft of cash, jewelry, or other valuables left unattended in guest rooms. We recommend refraining from traveling to Mexico with valuable items. Please ensure all doors and windows are locked when leaving, and check them after any service provider's visit to ensure the safety of your belongings and our property. Close all windows before leaving the property to prevent water damage from sudden heavy rains. 16tulum assumes no responsibility for the theft, loss, or damage of personal items.

The use of swimming pools is the responsibility of the guests, as there is no lifeguard on duty. Consuming food or beverages in the pools is strictly forbidden. Children must be supervised by an adult at all times in the swimming pool areas. 16tulum is not responsible for accidents in swimming pools or on its premises.

Pets are not allowed on the property.

Smoking is strictly prohibited in the house, bedrooms, patios, on deckchairs, sofas, or puffy seats. Smoking in the garden is permitted, provided ashtrays are used, and cigarette butts are not thrown in the garden.

Please remember to turn off lights and air conditioners when leaving the rooms. Never leave the A/C on with the doors or windows open, as it may damage the compressor. Wasteful electricity usage contributes to environmental damage and climate disruptions.

Articles left behind by customers and found after departure will be held for collection by the owner for up to 5 (five) days. Unclaimed items will be disposed of as seen fit by the house after that time.
